Lead-Based Paint Inspection
Lead-Based Paint and Lead Testing Services
Risk Assessment
Lead-based Paint Inspections are performed with a non-destructive instrument (XRF) that provides instant results. Reports are prepared in accordance with state and federal requirements that describe the location and condition of all lead-based paint found in a structure. Renovation-specific surveys can also be conducted to meet the US EPA Renovation, Repair and Painting Rule (RRP) or Section 8 Housing Standards. Learn more about the XRF technology including how it works and accuracy considerations.
Tri-Tech is fully certifed for all types of lead testing services including:
A Lead Risk Assessment involves testing only paint that is damaged or threatened with damage for lead content. It also includes dust testing to assess the impact any lead paint found has on household exposures and also assess whether lead paint may have been disturbed or removed in the past and has resulted in persistent contamination that could affect building occupants. Evaluation of potential lead hazards from exposed soil outdoors is also performed. Tri-Tech can also perform these services for commercial or residential-based day care. Additional testing may be included for Child or Adult Elevated Blood Lead Level Investigations
Urban gardening and local food sourcing is growing in popularity! Is the soil safe? Lead bioaccumulation varies widely depending on the types of plants grown. Generally speaking, herbs, sunflowers, and dark green leafies are more likely to bioaccumulate lead than other types of plants. Testing of soil is appropriate when the garden may have been located near old garages, burned structures, old smelter factories or other potential sources of lead. Eating out of your garden is a healthy and sustainable way to live...as long as its lead safe! Learn more about lead in diet and gardening. Soil testing services offered!
Unfortunately, lead is found in or on so many other things including mini-blinds, antique furniture finishes, children's toys, china and old glass stemware. Additional non-destructive testing services can be provided upon request. Drinking water testing and evaluation of indoor plumbing for lead is also available. Follow the link above for additional information on the Lead-Plus testing service.

Lead Clearance
If the LBP/RA testing identifies the presence of damaged LBP or harmful accumulations of lead dust in the house, then corrective actions are required. The additional testing and documentation performed to verify these actions is called a Lead Clearance. The scope of work of a Lead Clearance can vary from visual observations only to a full statutory clearance (surface sampling of floors and windows in at least four rooms). Testing requirements are typically reduced if the work was performed inside containment. The costs of a Lead Clearance can typically be reduced or eliminated by savvy and proactive building managers and owners. Contact Tri-Tech for more details.  Read more about City of Detroit rental property testing for Lead Clearance.
